The choice often depends on our intention. What meaning do we intend to convey.

«A» is called the «indefinite article,» and «the» is called the «definite article.»

This is a big table. There may be three empty chairs, and there may be none. In making this invitation, we don’t know how many chairs there are, and we don’t really care. We certainly don’t have a

particular (definite)

Why do we use «the»? Because we have

defined

«room» as

the specific amount of space

necessary for someone to join us at the table.

I assume you titled your thread «specificity» for a reason.

There can be only one

specific

chair which is

nearest

to the door. This sentence refers to a definite chair.

Tim sat down on a chair near the door. There may be several chairs which are

near

the door.

Tim sat down on one of the chairs near the door. (There are several chairs near the door.)

This refers to a definite

group

of chairs.

You can see that your rule of one is not very reliable.

Tim sat down on a chair which suited his needs. (There

may

have been several which suited him.)

Tim sat down on the chair which [best] suited his needs. (There was only one which suited him.)

By changing the article, we change the meaning of the sentence.

Tim sat down at the piano and started to play. Tim can play the piano well.

Tim picked up a flute and started to play. Tim can play the flute well.

«Tim can play a flute well» is also possible, but less common. (same meaning)

Tim saw a flute lying on the table. Tim picked up the flute and started to play.

Tim noticed that there was a piano in the corner of the room.

Tim noticed that the piano had been moved into a/the corner of the room.
